Published pricing

Our prices, in writing.

Most garage door companies will not tell you what anything costs until someone is standing in your driveway. These are our actual prices for the parts and repairs we do most often, including installation. If your job falls outside this list, we will quote it before we start, not after.

Service call

$25

And the lube and tune is included in that, not billed on top. A diagnostic visit costs the same as the tune-up on its own, so you are never paying extra just to find out what is wrong with the door.

Service calls & maintenance

The visit itself is inexpensive on purpose. Diagnosing the problem should not cost more than fixing a small one.

  • Service call$25

Includes a full lube and tune at no extra charge. You are not paying a separate trip fee to find out what is wrong.

  • Lube and tune$25

Rollers, hinges, springs, and track cleaned and correctly lubricated, hardware tightened, balance and safety sensors checked.

Springs & counterbalance

The springs carry the door's weight, so this is the system that fails most often and matters most to get right.

  • Torsion springs, pair$375

Both springs replaced together. They have taken the same cycles and the same heat, so replacing one leaves a new spring working against a worn one.

  • Cables, pair$100
  • Cable drums, pair$50
  • End bearings$50
  • Torsion tube$150

Door hardware

The moving parts that decide whether a door runs quietly or grinds.

  • Rollers$125

Full set for a standard residential door.

  • Hinges$10

    Per hinge.

  • Bottom weather seal$150
  • Off-track repair$150

Door reseated after inspecting rollers, hinges, track, and cables, so the cause is corrected rather than just the symptom.

Opener parts & controls

Small parts cause most of the day-to-day frustration, and most are a short visit.

  • Remote$85

    Programmed on site.

  • Wall control$85
  • Exterior keypad$85
  • Safety sensors$120

    Pair, aligned and tested.

  • Opener gear repair$175

For the common failure where the motor runs but the door does not move.

Openers, installed

Installed totals, not equipment-only prices. Labor is already in these figures.

  • LiftMaster 6690L$825

    Belt drive, camera, battery backup.

  • LiftMaster 6580L$725

    Belt drive, camera, battery backup.

  • Chamberlain B4310$550

    Belt drive, value option.

  • LiftMaster 98033$1,100

    Wall-mount jackshaft, frees the ceiling.

  • Install an opener you supply$150

You buy the opener, we install it. Mounted, wired, springs and balance checked, safety sensors aligned, and controls programmed.

Doors, installed

A complete new door, installed and balanced.

  • Basic garage door$1,600

16x7 non-insulated steel door, installed with new track and hardware. Starting price — other sizes and finishes are quoted.

  • Insulated, windows, and larger doorsQuoted

Priced per door once we confirm the size and style. We will not quote a number online that we cannot stand behind.

What these prices assume

  • Prices are for standard residential doors in our East Valley service area.
  • Part prices include installation. You are not quoted a part price and then charged labor on top.
  • Oversized, commercial, and custom doors are quoted after we see the opening.
  • If a job turns out to need less work than expected, you pay for what was actually done.

Not sure which part failed?

That is what the $25 visit is for. Describe what the door is doing and we will tell you what we expect to find before we come out, so the price on this page is the price you were expecting.
